Skyway Park is a small, tight pocket neighborhood in southwest Colorado Springs, tucked between Cheyenne Mountain Boulevard and the lower slopes that lead up toward NORAD and the Broadmoor backcountry. The platting goes back to 1953-1958, and most of the houses still standing on Vondelpark, Crestone, and the cross-streets off Skyway Boulevard are originals from that build window. Elevation runs around 6,200 feet here, slightly higher than central Colorado Springs, and the topography slopes south toward Bear Creek.

The homes themselves are smaller than what people expect from the 80906 zip code. Most are 1,000 to 1,500 square feet, framed in 2x4 with brick veneer on the front elevation and painted lap siding everywhere else. Original windows were almost universally aluminum-frame sliders or fixed picture windows with thin single-pane glass set in metal sash. Where original windows are still in place, they have been there for 65 to 70 years. The frame aluminum is oxidized, the gaskets have hardened, and the picture-window glass is often the original 1/8-inch pane that has nothing between you and Cheyenne Mountain's January air.

The defining climate quirk of Skyway Park is cold-air drainage off Cheyenne Mountain. On clear winter nights the dense cold air slides down the mountain face, pools in the lower elevations along Bear Creek, and settles directly onto Skyway. Homes here routinely run 5 to 10 degrees colder at dawn than equivalent homes a mile east. That makes window U-factor more important here than in most neighborhoods. ENERGY STAR V7.0 Northern Zone (U-factor at or below 0.22) plus argon-filled IGUs with altitude-equalization capillary tubes is the right baseline. The capillary tubes matter at 6,200 feet because unequalized IGUs trucked up from Iowa or Minnesota factories can warp or fail at this elevation within a year or two.

Skyway Park insider note: many of these 1950s homes have non-standard rough openings, sometimes within a half-inch tolerance of each other on the same wall. Pre-fab production windows do not fit cleanly into 1955 framing without careful trim work or custom sizing. Andersen 400 Series in custom sizes is the workhorse here because the size flexibility lets us preserve the original opening proportions instead of reducing daylight to fit a stock unit. After more than a decade in the Colorado window industry, the lesson learned in this neighborhood is to always template-measure every opening individually; assuming two windows on the same elevation match the same dimension is a near-guarantee of a callback.
