The neighborhood took shape in two distinct pushes: a first wave of small bungalows and post-war boxes built 1946 through 1955 for returning GIs, then a second wave of brick ranches and tri-levels through the late 1960s as the city grew toward what is now Powers. Lot sizes are generous by Colorado Springs standards (most are 7,500 to 10,000 square feet), and the cottonwoods and elms planted in the 50s now form genuine canopy over Bonfoy, Hancock, and Constitution.

The window stock here tells the story. A substantial share of Knob Hill homes still carry their original aluminum-frame single-pane units, frequently with sliding sashes that have lost their factory glide blocks. We see steel casements in the older 1946-1952 bungalows, original aluminum sliders in the 1960s ranches, and a smattering of mid-80s vinyl retrofits that are themselves at end of life. Frost on the interior aluminum frame in January is not a quirk of the home; it is the frame conducting outdoor temperature straight through the wall assembly.

What changes the math for Knob Hill homeowners is the savings curve. Knob Hill insider note: the Palmer Park edge along Maizeland Road catches wind funneling down off the mesa rim on north-facing elevations. Homes on the north side of the neighborhood lose heat faster than the El Paso Street side, even when the houses are identical floor plans.
