The trail network looping through the community's open space, the Cordera Club amenities, and the proximity to the Powers commercial corridor and Northgate shopping are the resale anchors that hold home values in this part of north Colorado Springs.

What separates Cordera from a typical production neighborhood is window scale. The 2,400 to 4,500 square foot floor plans here run heavy on open great rooms with two-story window walls, oversized casements flanking the front entries, and large transoms above patio doors. The first-generation homes (2005-2010) used builder-grade vinyl windows that were never specified for those exposures, and the failure pattern is now widespread: blown seals on the largest fixed panes, weatherstripping degradation on tall casements, and warping on the south-facing two-story walls where summer surface temperatures on the glass can exceed 140 degrees Fahrenheit.

The right replacement spec for Cordera is Andersen Fibrex composite or A-Series with altitude-rated IGUs, SmartSun Low-E coating, and argon fill.
