By doing your window audit in September, you give yourself a comfortable window (no pun intended) to address any problems you find. The Room-by-Room Inspection

Grab a notepad or your phone, and work through every room in the house. Here is what to look for at each window.

Step 1: The Visual Check

Start by looking at each window closely, inside and out.

• Check the glass. Do you see any fog, haze, or moisture trapped between the panes? That is a sign of seal failure, and it means the insulating gas between the panes has escaped. These windows are no longer performing as they should.
• Examine the frames. Look for cracks, warping, peeling paint, or soft spots in wood frames. Vinyl frames should not be discolored or brittle. Any visible deterioration means the frame is compromised.
• Inspect the caulking. Look at the exterior caulking where the window frame meets the siding or stucco. Cracked, peeling, or missing caulk lets cold air and moisture in.

Step 2: The Feel Test

On a breezy day, hold your hand near the edges of each closed and locked window.

• Feel for drafts. Even a slight movement of air around a closed window means air is getting through. Pay special attention to the meeting rails on double-hung windows and the edges of casement windows.
• Check the bottom sill. This is where most air infiltration happens. If you feel cold air along the bottom, the weatherstripping or sill seal is worn.

For a more precise test, hold a lit candle or stick of incense near the window edges. Any flickering or smoke movement reveals air leaks.

Step 3: The Lock and Latch Test

Close each window and engage the lock.

• Does the lock pull the sash tight? A properly functioning lock should draw the window sash firmly against the weatherstripping, creating a compression seal. If the lock moves but the sash still has play, the seal is not doing its job.
• Can you rattle the window? Give each window a gentle push and pull. Any movement in a locked window means there are gaps where air can pass through.
• Test every lock mechanism. Locks that are stiff, broken, or missing should be repaired or replaced before winter.

Step 4: The Weatherstripping Inspection

Open each window and look at the weatherstripping around the frame and sash.

• Is it still flexible? Weatherstripping should be soft and springy. If it is hard, cracked, or compressed flat, it is not sealing properly.
• Is it still attached? Look for sections that have peeled away, torn, or gone missing entirely.
• Is it the right type? Older homes sometimes have felt or foam weatherstripping that was never designed for Colorado’s temperature extremes. Modern weatherstripping options last much longer.

Step 5: The Track and Hardware Check

• Clean the tracks. Dirt, debris, and paint buildup in window tracks prevent windows from closing fully. A quick vacuum and wipe can improve the seal.
• Lubricate moving parts. Apply a silicone-based lubricant to tracks, hinges, and operators. Do this before freezing temperatures arrive, because frozen hardware can crack.
• Test the operation. Every window should open and close smoothly. Windows that stick, bind, or require force to operate are not sealing correctly when closed.

What to Do With Your Findings

Once you have inspected every window, sort your findings into three categories.

• Re-caulk exterior gaps with a quality exterior caulk rated for Colorado temperatures
• Replace worn weatherstripping (most hardware stores carry replacement strips)
• Clean and lubricate tracks and hardware
• Tighten or adjust loose lock mechanisms

• Foggy or hazy glass between panes (seal failure)
• Cracked or broken glass
• Rotted or warped window frames
• Windows that will not stay open or lock properly despite adjustments

Windows That Need Replacement

• Single-pane windows anywhere in the home

• Windows with significant frame deterioration
• Windows that are 20+ years old with multiple issues
